If the property requires accrued accounting opposed to cash, our staff generates schedules that are included in the monthly financials for balancing and tracking purposes. Once approved, letters are generated and mailed to Tenants.

    Online Payments

    Tenants can make secure online payments through their Homeowner Portal. E-Pay options are as follows: make a One-Time payment (from checking or savings) or set up Reoccurring payments (from checking or savings). Payment methods do not incur fees to Tenants, with the exception of credit card payments.

    Online Invoice Approval

    Vendors can email invoices for immediate upload which pend approval based on Accounts Payable and signers. Checks are distributed daily. Disbursement of all accounts payable remain within budget guidelines.

    Annual Reporting

    Scalzo Property Management’s Controller coordinates with each Property’s CPA to prepare tax returns and audited financials, if required. Scalzo Property Management’s Accountants prepare annual 1099’s.

    Management coordinates with tenants to ensure all details of the move-out process is completed. The security deposit is allocated accordingly.

    Dedicated staff manage the day to day collection and deposit of all rent, and other fees, if applicable. Delinquencies are reviewed with Managers and Owners. Follow-up with Tenants is via mail and email with statements, letters, and coordination with legal counsel.

    Owners of Rental Properties have the ability to log into an Owners portal to view real-time tenant balances and detail, accounts payable bills, outstanding and balances, as well as checking account balances and details.

    E-Blast Communication

    Property Managers send current communication with attachments, links, and events that are scheduled to send to the Property via email. Critical information and dates such as fire marshal inspections, dryer vent cleanings, pressure washing notices, paving notices, Community Policy reminders, etc. are communicated.

    24-Hour Emergency Service

    Scalzo Property Management, Inc. prides itself on it’s 24-hour emergency service for off-hours maintenance emergencies. You will always receive a live person by calling our main telephone number 203-790-6888 and pressing “1”.

    Vendors

    New and current vendors must fill out a vendor packet that includes a W-9, Certificate of Insurance, and contact data sheet which ensures timely payments. This may be emailed to the Community Manager which is forwarded to Accounting. The information required is then uploaded into our software. Once approved, the vendor simply emails invoices to payables@scalzoproperty.com. Accounts payable are only disbursed by Property Management and Accounting approval within budget guidelines.

Customized reports are populated with real-time data, creating high-level financials, which allows Board Members to make timely business decisions.

    Budgets

    Property budgets are created in conjunction with Owners and are presented annually. Income is based on lease rental increases. Expenses are based on current year’s activity projected and potential improvements. The Annual Budget is then imported for monthly comparison to the actual expenses. If the property requires accrued accounting opposed to cash, our staff generates schedules that are included in the monthly financials for balancing and tracking purposes. Once approved, letters are generated and mailed to Tenants.

    Online Payments

    Tenants can make secure online payments through their Homeowner Portal. E-Pay options are as follows: make a One-Time payment (from checking or savings) or set up Reoccurring payments (from checking or savings). Payment methods do not incur fees to Tenants, with the exception of credit card payments.

    Online Invoice Approval

    Vendors can email invoices for immediate upload which pend approval based on Accounts Payable and signers. Checks are distributed daily. Disbursement of all accounts payable remain within budget guidelines.

    Annual Reporting

    Scalzo Property Management’s Controller coordinates with each Property’s CPA to prepare tax returns and audited financials, if required. Scalzo Property Management’s Accountants prepare annual 1099’s.
